Guide to our conveyancing service

Our residential conveyancing service is simple, straightforward and dedicated to helping you move home with as little stress as possible.

With Co-op Legal Services the Conveyancing fee you are quoted for the agreed work is the Conveyancing fee you pay.

With fixed fees you know what all the costs are before any work is carried out and you don’t have to worry about escalating costs. Your appointed Conveyancer will provide a No Sale No Fee Guarantee and keep you informed every step of the way so you always know what’s happening.

We’ll provide you with a free, no obligation quotation. This is a clear and complete breakdown of the Conveyancing costs. It includes the legal fees for the Conveyancing work plus everything else you need to budget for, from the Energy Performance Certificates to Land Registry and Search Fees.

The Conveyancing fee is then fixed for your peace of mind, provided there are no unusual features to your transaction. This is all backed up by your appointed Conveyancer’s No Sale No Fee Guarantee, so if for any reason you don’t move, you won’t be charged for any of the legal work involved and will only have to pay for third party costs which have already been incurred such as Search Fees.

Getting started

Once you are ready to proceed, just get a quote online and we will arrange for a specialist Conveyancer from one of our partners of Conveyancing firms to contact you to go through everything that’s involved with your purchase or sale.

You will receive a confirmation of the conveyancing quote in the post and a letter explaining what you can expect from the conveyancing service.

Residential conveyancing service

One of our chosen Conveyancing firms will then undertake the legal aspects of your move on your behalf. The aim is to make everything as fast, simple and stress-free as possible for you so you can relax and concentrate on the actual move.

For more information see the stages of the conveyancing process explained.

Keep you informed

We understand the importance of keeping you informed. That’s why your appointed Conveyancer will provide you with regular updates on the progress of your move so you always know what’s happening. If you have any queries, they are only a phone call away.

Conveyancing partner

Co-op Legal Services works closely with our conveyancing partners, to ensure they provide you with a high quality, fast and competitively priced service. Once you agree, you will become their client and they will undertake your conveyancing work. Our Approved Partner will confirm the contact information, experience and qualifications of anyone carrying out the work for you and will give you their terms of business.

We monitor the service our conveyancing partners provide to ensure it provides you with the service you would expect to receive. Our partners are fully regulated and authorised by the Council for Licensed Conveyancers and/or the Solicitors Regulation Authority. For introducing you, our conveyancing partners will pay Co-op Legal Services a referral fee. The amount of the referral fee may vary depending on the conveyancing partner. This is not added to your charges and you will not have to pay anything extra. It is paid directly by them to cover our marketing and administration costs.
